Bedding down for Markets redevelopment

Some two years after Gallan received planning approval for it's earlier mixed use scheme on Upper Dean Street ,Gallan and Cornerstone get go-ahead for £45m scheme, and just over a year since a second planning application was submitted for revised development, Gallan Group gets go-ahead to pre-let Upper Dean Street site, work is well underway with the hotel element pre-let to Travelodge.

The £45 million, 220,000 sq ft mixed use scheme is adjacent to the Arcadian and Chinatown and provides another development acting as a catalyst to the redevelopment of the wholesale markets site.

It incorporates a 210 bedroom hotel with 80 cover restaurant and a second 340-bed hotel together with 25,000 sq ft of commercial, retail and office space. It has been designed by Jewellery Quarter based architects Kinetic. The original plans included 191 residential apartments but these have been replaced by the second hotel in the wake of the recession, a 340 bed Maldron conference hotel. The development has been designed in two blocks and also incorporates a Grade II listed building which will be preserved in a new courtyard setting.

Gallan director Karen Wilson said: "We have worked very closely with the conservation officers and are proud to have found an architectural design which preserves the method of construction of the building and its frontage, utilising this as the main entrance to the new scheme.

"We have adapted our plans to frame the listed building with two further storeys of glazed frontage office space. Sadly, if left alone, this building would inevitably deteriorate further.

The planning committee report for the development however noted that a structural survey submitted with the application though No 42 is in poor condition it can be repaired, however the rear wings of no's 42 and 45 will need to be rebuilt to original proportions, retaining the cast iron columns at ground floor.
New windows, doors, floors and shopfronts would be installed in the listed buildings and the brickwork cleaned and restored. This work can also be seen in the photos shown below.

The travelodge hotel part of the development visible in the photos below comprises 210 bedrooms in a 9 storey building which fronts onto Dean Street with a drop to 6 storeys on the corner with Upper Dean Street. The building will be constructed in buff brick and coloured render and powder coated metal windows. Work has started on the construction with it anticipated being completed in April 2011.
